Basic Title Assurance
Basic Title Assurance is an independent third-party title review conducted by Paladin Land Group, LLC on behalf of and specifically for successful buyers that select the add-on service as part of the closing process in EnergyNet.com auctions, sealed bids, and negotiated transactions, guaranteed to be completed and delivered to the buyer within 20 calendar days--well before the deadline to identify and address title defects under EnergyNet's buyer/seller agreements.
This defensible standard review includes physical examination of the actual land records in the abstracts and courthouses of the county in which the properties are situated, as well as extensive online research. This option is designed to verify that the seller is actually vested with record title to the property being sold and owns the amount of interest represented to be conveyed. With this option, the buyer gets fundamental title diligence that includes the following elements:
- targeted chain of title covering sovereignty or patent to present
- grantor/grantee check
- abstract/index check
- liens and encumbrance check
- pending litigation check
- current reported production status

Certified Title Assurance
Certified Title Assurance is a comprehensive independent third-party title examination conducted by Paladin Land Group, LLC that includes our full suite of due diligence services tailored to your specifications for any asset package and backed by up to $6MM in errors and omissions insurance and professional liability coverage that is underwritten by Lloyd's of London. The Certified Title Assurance program is consultation based and designed specifically for buyers as part of the closing process in EnergyNet.com auctions, sealed bids, and negotiated transactions – guaranteed to be completed and delivered prior to the deadline to identify and address defects under EnergyNet's buyer/seller agreements or applicable PSA.
The Certified Title Assurance program renders title advice at the marketable standard as to title fitness and merchantability of the properties by licensed attorneys and/or certified due diligence specialists. The reporting can be delivered in the form of targeted acquisition title opinions, lending opinions, customized due diligence reports, or a combination thereof, all of which carry Lloyd's of London's surety backing.

Paladin Land Group is a third-party service provider and any transactions for work and/or associated title products that originate through the EnergyNet online marketplace platform are strictly between Paladin Land Group, LLC and the purchaser of such services and/or products. EnergyNet expressly does not warrant or make any agreement to defend work or products associated with Paladin's third-party services, and further, Paladin shall indemnify, hold harmless, and defend EnergyNet.com, LLC in the event of any litigation or claims arising out of Paladin's performance or non-performance of same. Paladin Land Group, LLC is a vendor that pays EnergyNet.com, LLC a referral fee for any title due diligence transactions that originate through the EnergyNet online marketplace platform. EnergyNet has not assessed alternative service providers and/or the costs for similar services. Although Paladin is the only title service provider with which EnergyNet has a referral agreement, there may be other service providers in the industry that provide similar services of equal, higher, or lower quality at equal, higher, or lower cost. Pursuant to EnergyNet's agreement with Paladin, we cannot recommend other such service providers.
